Eight-Story Apartment Project Proposed in Ithaca’s Collegetown

An eight-story apartment building is being proposed for the former Collegetown fire station site at 309 College Ave., according to a report by The Ithaca Voice.

Plans submitted to the City of Ithaca call for a 77-unit apartment building on the site of the former Fire Station No. 2, which relocated to Elmwood Avenue earlier this year. The proposed development would include mostly studio and one-bedroom apartments, along with ground-floor retail space and amenities for residents.

Local developers Nick Robertson and Charlie O’Connor purchased the property through a competitive bidding process for $5.525 million, The Ithaca Voice reported. The pair has been involved in several recent Collegetown projects, including apartment buildings on College Avenue and Oak Avenue.

The project is estimated to cost $16.5 million to construct, with developers targeting a construction window from late 2026 through mid-2028.

Zoning changes approved by Ithaca’s Common Council earlier this year allow for an eight-story building at the site. With those changes in place, the proposal complies with current city zoning requirements and does not require a variance.

The City of Ithaca Planning Board is expected to begin reviewing the proposal in January.
