Tompkins County has opened a new registration system for short-term rental units following New York State’s creation of a statewide regulatory framework earlier this year. All owners and operators of short-term rentals must register their units by February 28, 2026, even if they already hold a Certificate of Authority. Failure to register may result in penalties under the county’s Hotel Room Occupancy Tax Law, officials say.
Each STR unit must be registered separately, with a $125 fee and a Certificate of Authority valid for two years. The updated law also requires all STRs to meet basic health and safety standards, including clearly posted evacuation information, a working fire extinguisher, and emergency contact numbers. Units must also carry at least $300,000 in liability insurance.
After registration, rentals remain subject to the county’s 5% room tax, though some booking services already collect and remit the tax on behalf of hosts. County officials emphasize that hosts must still register so tax payments can be verified.
Several municipalities in Tompkins County have their own STR rules, and county registration does not replace local requirements. Owners are encouraged to check which municipality their property falls under and confirm any additional obligations.
